Travel Club Agreement
Any person(s) accepting membership to Fox Travel Cub plan agree to all the following:
CLUB LEASE RENTAL AGREEMENT
This Rental Agreement Lease shall be evidence of the complete terms and conditions under which the parties whose signatures appear below have agreed. Agent, ________Jacquonda Fox __________, shall be referred to as "OWNER" and Tenant(s)/Lessee, _______signed below_________, shall be referred to as "RESIDENT." As consideration for this agreement, OWNER agrees to rent/lease to RESIDENT and RESIDENT agrees to rent/lease from OWNER for use solely as a private family vacation.
1. TERMS: RESIDENT agrees to pay in advance $____259______ per year on the __10th__ day of each January. This agreement shall commence on(Today) ______________ and continue until resident submit written request to terminate the lease. Thereafter it shall become a year-to-year lease. If RESIDENT should terminate prior to the expiration of this time period, he/she shall be liable for all payments due until the next year when payment is due. Resident pays $_____259______ in advance every year. A promise to pay on ____________,________until _____________, _________ on a Year-to-Year lease until either party shall terminate this agreement by giving a written notice of intention to terminate at least 30 days prior to the date of termination.
2. PAYMENTS: Rent and/or other charges are to be paid at such place or method designated by the owner as follows __Guest Certificate__. All payments are to be made by credit card ONLY. OWNER acknowledges receipt of the First Year payment of $___259___, and a Second Year of $__259__, for a total payment of $__3,600___ today. All payments are to be made payable to _____Fox Travel Agency LLC_______.
3. SECURITY DEPOSITS: The total stated in each vacation booking or resident shall secure compliance with the terms and conditions of this agreement and property. Security agreement at the property will include but not limited to cleaning costs, key replacement costs, cost for repair of damages to premises and/or common areas above ordinary wear and tear, and any other amount legally allowable under the terms of the agreement.
4. LATE CHARGE: A late fee of $_259_, shall be added and due for any payment of rent made after the _10th_ of each starting year. Any dishonored check shall be treated as unpaid rent, and subject to an additional fee of $__259__.
5. PROPERTY: RESIDENT agrees to pay deposit or any other fees associated with the reserved property.
6. OCCUPANTS: Guest(s) over the allowed number specified by the property shall be considered a breach of this agreement and subject to the decision of the property. ONLY the following individuals shall reserve property, unless the expressed written consent of OWNER obtained in advance

7. PETS: No animal(s) or pet(s) of any kind shall be kept on or about the premises, for any amount of time, without obtaining the prior written consent and meeting the requirements of the Property.
8. PARKING: Resident is responsible for research of all parking fees.
9. NOISE: RESIDENT agrees not to cause or allow any noise or activity on the premises which might disturb the peace and quiet of another RESIDENT and/or neighbor. Said noise, disturbance and/or activity shall be a breach of this agreement.
10. DESTRUCTION OF PREMISES: If the premises become totally or partially destroyed during the term of this Agreement so that property use is seriously impaired, OWNER may terminate this Agreement.
11. CONDITION OF PREMISES: RESIDENT acknowledges that all furnishings, fixtures, furniture, towels, kitchen appliances, electrical facilities, all items on the property shall remain. RESIDENT agrees to keep the premises and all items in good order and good condition and to immediately pay for costs to repair and/or replace any portion damaged by RESIDENT, his guests and/or invitees.
12. ALTERATIONS: RESIDENT shall not paint, wallpaper, alter or redecorate, change or install locks, install antenna or other equipment, screws, fastening devices, large nails, or adhesive materials, place signs, displays, or other exhibits, on or in any portion of the property.
13. PROPERTY MAINTENANCE: RESIDENT shall deposit all garbage and waste in a clean and sanitary manner into the proper receptacles and shall cooperate in keeping the garbage area neat and clean. RESIDENT shall be responsible for keeping the kitchen and bathroom drains free of things that may tend to cause clogging of the drains.
14. HOUSE RULES: RESIDENT shall comply with all house rules as stated on separate property contract, but which are deemed part of this rental agreement, and a violation of any of the house rules is considered a breach of this agreement.
15. CHANGE OF TERMS: The terms and conditions of this agreement are subject to change by OWNER at any time with written notice setting forth such change and delivered to RESIDENT within 30 days.
16. TERMINATION: After expiration of the leasing period, this agreement is automatically renewed from year to year, but may be terminated by either party giving to the other a 30-day written notice of intention to terminate.
17. POSSESSION: If RESIDENTS left personal items at property resident is responsible for reclaiming at the property
18. INSURANCE: RESIDENT acknowledges that OWNERS insurance does not cover personal property damage. Insurance is offered when booking property. If Resident negligent to include insurance he/she is responsible for any LOST.
19. ASSIGNMENT: RESIDENT agrees not to transfer, assign or sublet the premises or any part thereof. Nor resale any property listed as a property/vacation of Fox Travel.
20. NON NEOGATIONABLE: OWNER'S acceptance of payment with default/false information by RESIDENT shall represent of breach of contract without refund.
21. ATTORNEY FEES: If any legal action or proceedings be brought by either party of this Agreement, the responsible party shall be reimbursed for all reasonable attorney's fees and costs in addition to other damages awarded.
22. JOINTLY AND SEVERALLY: The undersigned RESIDENTS are jointly responsible and liable for all obligations under this agreement.
23. REPORT TO CREDIT/TENANT AGENCIES: You are hereby notified that payment, late payment or breach of any of the terms of this rental agreement will not be submitted/reported to a credit and/or tenant reporting agency, and will not create a negative credit record on your credit report.
24. LEAD NOTIFICATION REQUIREMENT: For rental dwellings built before 1978, RESIDENT will acquire any knowledge needed for his/her safety.
25. NOTICES: All notices to RESIDENT shall be served at RESIDENT'S premises

27. DENIAL: After a thorough background check the owner will determine based on good faith to approve application.
ENTIRE AGREEMENT: This Agreement constitutes the entire Agreement between OWNER and RESIDENT. No oral agreements have been entered, and all modifications or notices shall be in writing to be valid.
28. RECEIPT OF AGREEMENT: The undersigned RESIDENTS have read and understand this Agreement and hereby acknowledge a copy of this Rental Agreement.
29. OWNER: Upon death of the owner(s) this agreement will stay in place until termination from either party. Share holder(s) or descendants will uphold this agreement until such time allowed to make changes.
30. ADDITIONAL CHARGE: Background and research charge of $259 if referrals are not given.

I agree to a payment plan of $78 per month for 12 months. Any missed payment not satisfied within 30 days will result in cancellation of this agreement.
If your payment information change you will be given ONE notice to correct it. We will cancel this agreement if payment is not made within 30 days of the notice. Monthly payment are not financed.
